Hatcher Pass Development Feasibility Analysis and Geotechnical Fieldwork

OVERVIEW OF PROJECT

The Matanuska-Susitna Borough (MSB) has initiated a development feasibility analysis for lands owned and/or managed by the MSB in the Hatcher Pass area.

DETAILS OF WORK THAT WILL BE CONDUCTED

Subsurface soil and groundwater information will be collected by digging test pits in the area of the proposed Nordic development as shown above. Soil and rock samples will be tested in a laboratory to determine their base engineering properties and their suitability for the construction of buildings. Percolation tests, where the engineer observes the amount of time it takes for the soil to absorb water, or for water to "percolate" through the soil, will also be conducted. This test will determine the suitability of the soil for different uses including stormwater drainage, detention ponds, septic systems, and leach fields. Existing groundwater well locations, depth to groundwater, and well recharge information will also be researched. This information, in conjunction with the subsurface and groundwater findings, will be used to evaluate the feasibility of future development and the potential development density. Possible lot sizes will be evaluated based on the soil suitability for development and development patterns in the surrounding areas. The analysis will look at the potential for individual wells for each lot, versus a common well for multiple lots.

WILL WORK BE CONDUCTED ON PRIVATE PROPERTY?

Much of the work will be performed on property within the MSB lease boundary. If analysis needs to be conducted on private property, or if access to private property is needed, the project team will obtain full permission in writing from the property owner before commencing work.

SCHEDULE

Geotechnical fieldwork will begin this fall (2009). Percolation tests will be conducted prior to the start of the winter season. Test pits will be dug and samples will be taken shortly after the ground freezes (probably in October 2009). The draft report is scheduled to be submitted to the MSB in March 2010.
